Moving To Tenerife Guide for Future Expats


Today almost 900,000 live on the island. Around 220,000 of those individuals live in Santa Cruz de Tenerife, the capital city on the island's northeastern horn. The island is especially diverse due to the large influx of new residents to the area. Over the last twenty years, it is estimated that almost 200,00 people have moved to this island.


Job market


Most of the jobs in Tenerife are within the service industry. They serve to cater to the large number of tourists who visit the area each year. Around 78% of the jobs market is focused on the service industry, and 11% is focused on construction. The industrial sector continues to grow larger and larger.


Tenerife has an estimated $219 million total GDP. It is growing at around 3.5% per year. A lot of the growth is due to the strong tourist industry which continues to grow large. However, as shown by the neighborhoods, there are many places in Tenerife that are excellent for investment or retirement purposes.


Is moving to Spain still possible after Brexit?


Yes, it is still possible. However, there are new rules that need to be followed. Britain is treated as a third country now in terms of moving somewhere within the EU. So compared to before, the process is a bit more complex.


If prior to 1 January 2021 you were a legal resident of Spain, you will be allowed to stay. The following steps will need to be taken if you want to move to Spain without having to commit to residency.


First, you will need to obtain a temporary residence visa - which is called Tarjeta de Residencia. It will allow you to remain in Spain for more than 90 days.


To obtain the visa, you will need to book an appointment in London at the Spanish Consulate. Send an email to cog.londres.residencia@maec.es and include the following details:


  • Name

  • Passport number

  • Nationality

  • Telephone number

  • Preferred appointment date (available only on Tuesdays and Thursdays)


It is also possible to apply for your temporary visa in Spain. However, you will need to do it at an immigration office - which are called Oficina de extranjeros - during the first 30 days of coming to Spain. Although some people might find that appealing, we don't recommend that you do this, since it is normally more stressful to apply for a visa this way.


A temporary visa allows you to remain in Spain from three months up to five years, depending on what your individual circumstances are. Also, if you don't want to leave Spain after living there for five years, you can then apply to get a permanent resident visa to stay in the country longer.


Property Information


Due to its big variety of different living spaces and its extensive growth, there is a wide range of properties that are available to look at when you are moving to Tenerife. Many of Tenerife's properties are villas. There were two main purposes in mind when they were initially established. First, many of the villas were built to house individuals wanting to enjoy their vacation or as retirement houses. Second, others were developed to be rental properties.


As of 2014's third quarter, the average Tenerife home is estimated to be worth around €228,000. Over the last decade, the value of area homes has remained fairly consistent. On average, the smallest one-bedroom houses can be found for as low as €125,000.


Neighbourhoods


The neighborhoods within the Tenerife area include a wide range of entertaining and diverse spaces for individuals to relax and visit.


Santa Cruz: this very popular area is located on the island's northeastern parts. it offers a more urban environment while also offering access to the mountain range and Anaga forest.


Los Gigantes: This town is situated close to some cliffs. It has a very strong English influence and is mostly quiet. It is also near Playa San Juan, one of the island's fastest-growing tourist areas.


Puerto Colon: is located on the island's southwestern part. It is a major town and home to some of the biggest sailing and yacht clubs in the area.


Alcala: Also located on the west coast of the island, this area is a big rocky community. It mainly functions as a fishing village. Over the years it has also become a popular town for retirees.


Education and Schools


The University of San Fernando de La Laguna is located in Tenerife. The school has existed since the late eighteenth century in some form. It was the island's first main school. Before that, the land had been used for religious orders.


Menendez Pelayo International University is also located on the island. Over the years the focus of the school has been on the social sciences and today works in the renewable energy field.


There are also hundreds of other schools located throughout the Tenerife area. Around the island, there are almost 140 secondary schools and 300 primary schools, in addition to campuses for dozens of various universities and colleges.


Moving costs


Tenerife moving costs are fairly high due to needing to move to a remote island near the African coast. It can cost nearly £3,600 to £4,000 for moving an entire property's goods to a new Tenerife home.
